They are calling it “Texas Realtor Rebates”, “Texas Realty Cash Back”, Texas New Home Cash Back”, “ Texas New Home Rebates”, “Texas Builder Rebates”, “Texas Real Estate Commission Rebate”, “Texas Discount Real Estate”, “Texas New Home Buyer’s Rebates”… well I guess you get the picture.

No… I didn’t say “up to” this or “up to” that! My Houston and all of Texas New Home Rebate starts at a minimum 2.5%*** and just goes up from there. The highest New Home Texas Rebate that I have ever paid is in the low 5% range. ***Unless the Builder is paying less than 3% commission (which I have never seen), your New Home Cash Back will be 2.5% of the purchase price of your New Texas Home.

So if the Texas New Home Builder is paying the Buyer’s Agent 3% then you will receive 2.5% of the purchase price. If the New Home Builder is paying a 3% commission plus a $2500 Bonus to the Selling Agent (BTSA)….then the Buyer receives 2.5% of the purchase price PLUS $2075 (83% of the Bonus). You get it? Too good to be true? It’s not! I’ve been doin’ this since 2004. Do your research.
